Los vendedores de casas en Estados Unidos est\u00e1n bajando precios y ofreciendo ayudas para cerrar ventas, mientras el n\u00famero de compradores activos cay\u00f3 en septiembre a su nivel m\u00e1s bajo desde 2013. Redfin estim\u00f3 que hab\u00eda 62.6% m\u00e1s vendedores que compradores, la mayor brecha de su serie.<\/p>\n

Menos compradores, m\u00e1s vendedores<\/h2>\n

En su informe del 14 de octubre, Redfin<\/a> calcul\u00f3 928,892 compradores activos en septiembre, 2.4% menos que en agosto y la cifra m\u00e1s baja desde que lleva registros, en 2013. Los vendedores sumaron 1,510,784, el n\u00famero m\u00e1s alto desde marzo de 2020.<\/p>\n

De las 50 \u00e1reas metropolitanas m\u00e1s pobladas, 41 son mercados de compradores, seg\u00fan Redfin. Miami encabeza la lista, con 158.9% m\u00e1s vendedores que compradores. Solo cinco son mercados de vendedores: el condado de Nassau (Nueva York), el condado de Montgomery (Pensilvania), Newark, Milwaukee y San Francisco.<\/p>\n

Rebajas de precio<\/h2>\n

El informe de septiembre de Realtor.com<\/a>, publicado el 30 de septiembre, indica que 20.8% de las viviendas en venta ten\u00edan una rebaja de precio, la proporci\u00f3n m\u00e1s alta para un mes de septiembre desde 2018. El precio medio de lista fue de $419,250 (d\u00f3lares), 1.4% menos que un a\u00f1o antes y el und\u00e9cimo mes seguido de ca\u00edda anual.<\/p>\n

El inventario activo lleg\u00f3 a 1,161,615 viviendas, 5.4% m\u00e1s que hace un a\u00f1o. Las casas bajo contrato bajaron 4.1% en el mismo per\u00edodo.<\/p>\n

Concesiones: ayuda que no aparece en el precio<\/h2>\n

Adem\u00e1s de bajar el precio, muchos vendedores ofrecen concesiones, como pagar parte de los costos de cierre o reparaciones. Seg\u00fan Redfin, en mayo de 2026 el vendedor dio alguna concesi\u00f3n en 46.2% de las ventas, frente a 43.1% en mayo de 2025. En 15.7% de las ventas hubo una concesi\u00f3n y tambi\u00e9n una rebaja de precio.<\/p>\n

Esa cifra corresponde a mayo, no a todo un trimestre. En ese mes, Nashville tuvo la proporci\u00f3n m\u00e1s alta entre las 28 \u00e1reas analizadas, con concesiones en 75.5% de las operaciones.<\/p>\n

Las tasas frenan la demanda<\/h2>\n

La tasa fija a 30 a\u00f1os promedi\u00f3 7.32% el 22 de octubre, seg\u00fan Freddie Mac<\/a>, frente a 6.19% un a\u00f1o antes. Realtor.com se\u00f1ala que las tasas subieron cerca de 40 puntos base en las cuatro semanas previas a su informe.<\/p>\n
